We offer purchase and refinance loans on residential and commercial properties. Our loan types are Fix and Flip, Foreclosure Bailout Solutions, Bridge Loans, 30-year financing and DSCR Loans. Our loan terms are up to 65%-100% financing, up to 65%-75% ARV, up to 65%-75% LTV and up to 50%-65% Cash Out. We offer no credit check options, no Tax Return options and no appraisal options.
We have relationships with private investors, hedge funds, hard money lenders, and specialty financing groups such as family bank, debt fund and insurance companies. The benefit of working with us is that you are not limited to one lender's terms which are set in stone. You get multiple options tailored to your specific deal. Hard Money Lenders vs Private Money
HARD MONEY:
This refers to loans that are secured by a tangible asset, typically real estate. Hard money lenders will evaluate the current value of the asset to determine the loan amount and interest rate. These loans are often used for short-term financing needs, such as real estate investments and renovations. Hard money is primarily based on the value of the collateral (the asset) with less emphasis on the borrower's creditworthiness.
PRIVATE MONEY:
This refers to loans provided by private individuals or organizations, which can include family members, friends, or private investors. The terms of private money loans can vary widely, as they are not bound by the same regulations as traditional lenders. Private money lenders can set their own criteria for lending. Private money can be based on personal relationships and trust, allowing for more flexible terms and conditions, including the belief of the borrower's ability to increase the value. Therefore, Private money will lend on the After Repair Value of a project.
